A 17th-century farmhouse retreat in the heart of County Laois, where the Irish Midlands open out into gardens, quiet, and space to gather. Fitz of Inch is a self-catering country house built for the people you want around you — whether that's a few friends or your entire extended family. Just an hour from Dublin and 45 minutes from Kilkenny, we're easy to reach from anywhere in the country, yet far enough from the noise to feel like a proper escape.

There are two ways to stay with us.

Booking a guest house room is the heart of what Fitz of Inch is about. Take a room, share the house, and become part of the comings and goings — bumping into other guests in the kitchen over morning coffee, swapping stories around the fire pit in the evening, making the kind of friends and connections you only find when you're all under one roof. It's a community atmosphere by design, and the best way to experience the place if you're travelling solo, as a couple, or in a small group. The Dunamase Barn is built for downtime — table tennis, a fire pit and a BBQ area for long, relaxed evenings together. The wellness barn brings the calm, with a hot tub, sun loungers and yoga mats for slowing right down. These are shared spaces, so there's always someone to share a drink or a chat with. Individual rooms are only open for booking up to two months in advance.

Booking the whole place means you and your group have sole access to the entire property for the duration of your stay — every room, every barn, every corner of the gardens, yours alone. It's ideal for groups who want privacy and a place of their own to come together, celebrate and party, with no one else on site. Reunions, big birthdays, hen and stag weekends, retreats — the house is yours from gate to garden. Exclusive whole-property bookings can be reserved up to twenty-four months ahead, so you can plan the big occasions well in advance.

For exclusive whole-property bookings, the spacious Sir Hurt Barn is yours too — our largest space, reserved for groups who've taken the entire house and need room for bigger events and celebrations.

The property is designed so the weather never decides your day. Rain or shine, there's always somewhere to be, which makes Fitz of Inch a true year-round destination for every kind of gathering — family reunions and milestone birthdays, hen and stag weekends, corporate retreats and team-building days that spark real collaboration, golfing getaways, and holistic and wellness retreats. Whatever the occasion, Fitz of Inch flexes to fit it. And to make it effortless, we share a list of trusted local vendors for catering, event setup and activities, so the details are handled and you're free to simply enjoy the place.

The Perfect Venue for all gatherings and celebrations

Dunamase Barn

The Dunamase Barn is ideal for intimate gatherings, accommodating up to 20 guests with long tables. This communal space includes a table tennis area, a BBQ area, and a fire pit that can host up to 10 people, creating a warm and inviting atmosphere for your celebration. Note that if only one property is booked, the barn is shared with other guests.

Sir Hurt Barn

The Sir Hurt Barn is an exclusive venue available only with the rental of the Main House or when both properties are booked together. It accommodates 30 to 50 guests using 3 to 5 six-foot round tables and features a sound system, unmanned bar, heaters, drinks fridge, and a cozy lounge cinema area.

Please note: that the barn is not heated however you can add on heaters in the upgrades section of your booking. Please also note it may not retain warmth as effectively in colder weather due to one side being open to the elements.

Wing Conservatory 

Wing Conservatory: This bright and airy communal space is ideal for quiet moments and small gatherings, comfortably seating 10 to 12 guests. Designed for relaxation and reflection, the Wing Conservatory provides an inviting ambiance, making it the perfect spot to unwind before or after your ceremony. Please note that this space is shared with other guests unless the property is entirely booked out.

Wellness Barn

Wellness Barn: This inviting space is perfect for relaxation, featuring a four-person spa hot tub, comfortable loungers, and yoga mats, all beautifully adorned with fairy lights. Please note that if you book only one property, this communal barn will be shared with other guests on site if the entire property is not booked out, providing an ideal environment to unwind, enjoy the spa, chill on the loungers, or stretch out on the yoga mats.

At Fitz of Inch, sustainability is at the heart of everything we do. We believe that taking care of our planet is vital for our community and future generations. Here’s how we’re making a positive impact!

We’re proud to operate on solar power, significantly reducing our carbon footprint. In our ongoing effort to embrace cleaner energy, we're transitioning from oil heating to electric systems, boosting our energy efficiency and aligning with our vision of a greener world.

To support eco-friendly practices, we rent our laundry services from a local laundromat that uses sustainable packaging, eco-friendly cleaning products, and environmentally conscious delivery methods. Our windows are cleaned using only filtered water—no chemicals involved—ensuring a safe and healthy environment.

We also take pride in our digital initiatives. All of our guidebooks and leaflets are available in digital form, and we always send e-invoices when possible to reduce paper usage. In our office, we make a conscious effort to reuse paper, further minimizing waste.

Supporting environmentally sustainable tourism is important to us. We encourage our guests to walk and engage in nature-based activities in the beautiful surroundings. Our library offers maps, local guidebooks, and nature books to help guests explore the area. We have established relationships with local eco-tourism providers, allowing our guests to enjoy the wonderful nature around us.

Our marketing efforts reflect our sustainability goals; we utilize web-based activities as much as possible and maintain a strict policy against mailshots. We keep in touch with our regular customers through e-zines and print our brochures, leaflets, and maps using recycled paper and card.

We’ve adopted a “reduce, reuse, repair” mantra while maintaining a luxury, cozy home-away-from-home atmosphere. Our Environmental Action Plan includes actions and targets for improvement that we review annually, ensuring we stay on track.

Over the years, our holistic approach to gardening has created a new habitat for birds and other wildlife. We even use timber trimmed from our own trees for firewood. In addition, we bottle our own water from our well for use throughout the estate, and all glass bottles are reused. This same well supplies all water systems on the property.

We are committed to reducing waste to landfill. Cardboard packaging, newspapers, magazines, glass, cans, plastic bottles, and used light bulbs and batteries are all returned to our suppliers or collected for recycling.

As we look to the future, our commitment to sustainability will only grow stronger. We’re excited to explore new initiatives and foster a culture of sustainability within our team and community. Together, we can create a brighter, greener future!
